Rental Agreement Terms and Conditions

Bookings are accepted on the understanding that the property is taken for temporally purposes only. You may not use the premise for any commercial, trade or professional purposes. The rental agreement will expire automatically on the last date of the rental period as indicated in the contract, without any notification being required. The rental period cannot be extended without specific, prior and written agreement from us.

The price band charged depends on the length of your stay. If your stay falls into different price bands you will be required to pay two different rates according to the season price. We apply special discount for Longer Stay and Facebook Fan, as well as Limited-Time Offers. For clarifications, see Our Rates and contact us.

PLEASE BE AWARE: When making a reservation, you agree with our Term and Condition.

RETURNING GUESTS: No deposit will be charged.
NEW GUESTS: We require a deposit of at least 30% of the total amount of your stay to hold your reservation. This is due within 5 days of booking. Please, contact us to arrange the reservation prepayment.

According to the agreement.

Early departure for any reason does not warrant any refund of rent or deposit.
We reserve the right to charge you for the full balance if:
– You decide not to stay when you arrive (for whatever reason).
– You decide to terminate your stay without notice.

We accept cash payments and bank transfer.
The entire rental fee must be paid at the check-in.
For rental agreement of more than one month, the rental fee for subsequent months must be paid on the first day of every month.

An extra deposit of € 100 is required at the check-in as refundable damage deposit.
The deposit is for security and shall be refunded the day of the check-out date provided no deductions are made due to:
– damage to the property or furnishings;
– dirt or other mess requiring excessive cleaning; or
– any other cost incurred due to your stay.

You can simply avoid to be charged of extra cleaning fee just using your good manners and follow our departure checklist.
If the appartment appears dirty or damaged upon Check-in, you should inform us immediately.

Should you wish to extend the lease, the rental fee will be charged per night, per week or per month, according to Our Rates, at the condition that the Apartment is available for the requested period.

CHECK-IN: from 2pm to 11pm
CHECK-OUT: from 5.00am to 12noon.
Please arrange your arrival time in advance and inform us of any changes to that time to ensure somebody is available to show you into the property.
We can store your luggage if you Arrival/Departure is in differente hours.

An occupant list must be provided at the check-in, including name, age, and number of nights each person will be staying at the property. Please include all guests including any under age 2.

You and any of your friends or family visiting the property while you are staying here must adhere to the conditions of the contract, including the rules and procedures contained in the information folder provided in the property. If inviting friends to overnight, you must first seek our permission.

Please keep in mind that the Apartment Grozdanić has a maximum occupancy of 7 that cannot be exceeded. Children under 2 do not count toward maximum occupancy.

All children are welcome.
Upon request and needs, we can arrange a box with some toys and provide pack ‘n play bed for your baby to sleep in, high chair, baby bath tub, audio monitor and baby cradling bouncer seat.

We regret that pets are not allowed.

The Apartment Grozdanić is furnished with bed, bath, and kitchen linens. Basic household products such as trash bags, paper towels, and toilet paper, plus dish, laundry and bar soap will be provided. The flat is cleaned and inspected after check-out only. If you wish to have housekeeping services during a longer stay, please contact us for prices and availability.

Every effort is made to keep the property and its equipment in good working order, but just like with your own home, failures do occur. Please notify us of any maintenance problems or difficulty you experience during your stay as soon as possible so repairs can be scheduled.
Please remember, no refunds/debates will be given for temporary outage of electricity, water, cable, satellite, internet, or telephone service. However, if there are failures to necessary systems (such as water, hot water, heat, or septic system) that cannot be resolved in a timely manner, we will make every effort to provide alternative compensation. We appreciate your understanding.

Whilst respecting the reasonable privacy, we kindly inform you that you shall allow us access to the property for purposes of repair and inspection or in case of emergency.

You shall take all reasonable and proper care of the property and its furniture, pictures, fittings and effects in or on the property and leave them in the same state of repair, condition, cleanliness and tidiness as at the commencement of the rental period. Please do not rearrange furniture or other items at the home. If you do move an item or piece of furniture, please return to its original location upon check-out. Our housekeepers work by themselves and are unable to move couches, mattresses, etc. back to their original location.

Renters are responsible for any damages or theft. You may be charged for such things as: abuse, damage above normal wear and tear, garbage left at home, theft, long-distance telephone charges and extra cleaning costs.

Please let us know if any toilets are running or faucets are dripping. Do not flush any items except bath tissue and appropriate organic material. Please do not overuse the water supply. You are responsible for costs incurred from abuse or negligence.

We must require guests to remove all trash from the property upon checkout. Any garbage must be stowed in the proper garbage or recycling receptacle, located at approximately 30 m down the road from the Apartment Grozdanić. You may use these during your stay and upon departure. Trash should not be left outside the home. There will be a € 50 charge for trash left at the property or if any trash is scattered on the property.

There is a € 10 charge for keys not returned.

When departing, please check for personal items. Left items that are found can be returned upon request, with a fee for retrieval, processing, and shipping. Unclaimed items will be disposed of 30 days after a guest’s departure date.

Smoking is not allowed in the Apartment. If smoking outside, be aware of fire danger. Please use an ash can and properly dispose of all cigarette butts from property upon departure. You will be charged 50 € for clean-up if excessive cigarette butts are found outside.

The Apartment Grozdanić has a BBQ in the backyard. You will need to provide your own charcoal and lighter fluid for charcoal grill. Damage caused by careless fires will be guests’ responsibility.

Please make sure that after 10pm music and voices are not audible outside of your rental.

Discharging weapons of any kind, igniting fireworks, lewd or offensive behavior, destructive abuse of home or landscape, terrorizing wildlife, and disrespectful treatment of the neighbours is not allowed. Possession and/or use of illegal drugs are not allowed. Violators are subject to immediate termination of rental and dismissal without refund. Any damage will be charged back to you. Actions that result in a call or visit from the Police are subject to a € 300 fine.

Keep a close eye on children, especially around the backyard, on stairways and on balcony. We are not liable for any peronal injuries occured in the property.
You agree to indemnify and save us, free and harmless for any liabilities or any loss or damages whatsoever arising from, related to, or in connection with rental of the Apartment Grozdanic. This includes, but is not limited to any claim or liability for personal injury or damage or loss of properties, which is made, incurred or sustained, by guest or guest of guest, or any occupants of the premise.
